The Mornington Peninsula has been Melbourne's quiet retreat for more than a century. Its character today — the Bay-side villages of Portsea and Sorrento, the rolling viticulture of Red Hill and Flinders, the surf coast of Blairgowrie and Rye, the established homes of Mount Eliza and Mount Martha — is defined as much by who is here as by who is not. On most weekdays of most weeks, a significant share of the Peninsula's most considered homes sit quietly, awaiting the family's next return.

The Estate Co. is built for those homes. We operate exclusively within the Peninsula and serve only second homes that are not let. The service area below is deliberately compact. We believe a local operator that genuinely knows the streets, the storms, and the seasons can serve a property better than a national franchise that simply lists it.

Seven Peninsula localities, served by a single local team.

Portsea.

The Peninsula's most established address. Bayfront and ridge homes with mature gardens, established pools, and complex services. Many homes here are used for under fifteen weeks of the year. Weekly attendance is the minimum we recommend.

Sorrento.

Front Beach to Diamond Bay. A village character with significant residential investment behind it. Homes here range from heritage cottages to architect-built coastal compounds. The Estate tier is our most-recommended membership for Sorrento properties used across the year.

Blairgowrie.

The back-beach and front-beach distinction matters here. Homes near the surf side tend to have heavier exposure to weather, salt, and sand; bayside properties require closer attention to garden water management. Both benefit from regular trade coordination across the seasons.

Rye.

A working village with an expanding portfolio of premium homes, particularly in the elevated streets. We accept properties in Rye that meet our service threshold and where the geographic proximity to existing membership allows responsive attendance.

Flinders.

The Southern coast. Wind, weather, and significant garden footprints. Properties here are typically used for long weekends and Christmas seasons. Storm preparation and post-storm response are part of the seasonal rhythm of the membership in Flinders.

Red Hill.

Rural character — large blocks, often with vineyards, orchards, or substantial bushland boundaries. Bushfire preparation, ember-zone management, and arborist coordination feature more prominently in Red Hill memberships than in the bayside villages.

Mount Eliza and Mount Martha.

The Peninsula's gateway villages. Many of the homes we serve here are primary or near-primary residences whose owners travel substantially. Custodial-tier membership is well-suited to the higher-value properties in both villages.

Distance is the most expensive part of any service.

A service provider headquartered in Melbourne can drive to your Peninsula property in around ninety minutes on a good day. In summer, in weekend traffic, with a tow on the Mornington Peninsula Freeway, it can take three hours. For an alarm activation, a burst pipe, a storm-felled tree across the driveway, three hours is the wrong answer.

Our custodians live and work within the Peninsula service area. The same applies to every priority trade partner in our network. Response times are measured in tens of minutes, not hours. The premium on the service is, in part, the premium on the proximity.

What you can expect from us, on the Peninsula.

  • Alarm response: a custodian on site within forty-five minutes during business hours, within ninety minutes after hours.
  • Storm or weather response: properties are attended within twenty-four hours of a significant weather event, with priority to Estate and Custodial members.
  • Owner enquiries: acknowledged within two working hours during business hours, the same day otherwise.
  • Pre-arrival preparation: for Estate and Custodial members, the property is prepared no less than four hours before the owner's stated arrival.
  • Reporting: a written, photo-documented report after every visit, in the owner's inbox before the close of the same day.
